Note Regarding Cleaning and Security Deposit

Suites at Adams Morgan is currently holding $500 for terms less than 90-days or $1,000 for terms 90-days or greater as your security deposit in our escrow account. We want to provide you with every opportunity to receive a full refund of your security deposit. The more that you do to prepare the apartment to a move-in condition, the less time, materials, and labor will be deducted from your security deposit. Please know, and in accordance with our lease, if any of the below elements are not complied with, a minimum charge of $165.00 will be deducted from your security deposit (your total deposit). This is the typical maid service fee for non-contracted, one-time cleaning for an apartment in the Washington, D.C. area. Here are some cleaning tips that will be helpful in securing a full return of your deposit:

KITCHEN

Remove all items.
Only leave canned good and unopened food stuffs.

BATHROOM

The shower walls have high-gloss wall tiles; if they don’t shine--they’re dirty. (Tilex or other soap scum remover tends to work well)

BEDROOM AND LIVING AREA

Doors have six recessed panels and trap dirt.

Note Regarding Deposit Refund

In accordance with District of Columbia Housing Authority, any refund due will be process not later than 45-days from the date you vacate. If your lease has provisions that "Utilities (Electric Usage) is not included in rent", your electric usage will be deducted from your security deposit. Once we are in receipt of your final electric bill, the aggregate electric invoices will be deducted together with any fees for cleaning and repairs leaving the balance due to you.
